Rio Verde is an exclusive golf retirement community for active adults age 55 plus. Located in the far northeast corner of the Valley, about 10 miles east of
Scottsdale and 8 miles north of Fountain Hills, the town is comprised of three very beautiful and exclusive adult communities: Rio Verde, Tonto Verde, and the newest community, Vista Verde. Each luxury community was developed separately and has its own private equity golf course/country club.
The group that developed Rio Verde in the 1970’s opened Tonto Verde in 1993. Now Vista Verde has opened its course and is about to launch its first subdivision.
The golf clubhouses here have become centers of community social life and there is a wide assortment of hiking and walking trails to enjoy the magnificent scenery.
What residents up here love, besides all the wonderful golf, is that these are active adult communities where people get to know their neighbors—a little hunk of heaven convenient to the city, but one that will forever keep urban sprawl at arm’s length.
Rio Verde
Rio Verde began development in 1973 and today is close to final completion. It covers nearly 710 acres and will have approximately 1080 residential home sites (single family and town homes). Rio Verde currently has about 1,600 residents and is expected to grow to about 1,800
Tonto Verde
Development began in 1993. Of the nearly 700 acres available for development, there are 351 acres planned for residential homesites. Over time, Tonto Verde's population is expected to grow to approximately 1500. Over half of the 750 home sites have been sold.
Vista Verde
Vista Verde opened its coursein Feb 2006 and is about to launch its first subdivision. Although they have just received their public report from the State of
Arizona (Nov 2007), which allows them to sell lots, Vista Verde has been taking conditional sales for a while now. Out of 185 lots offered in the first phase, about 160 already have conditional sales.
Vista Verde will offer townhomes in the second phase, but most of the inventory will be family homes and homesites. Phase I lots, about one-quarter acre, are priced from $175k to $500k, depending on location.
Although this is an adult golf community and golf is king, there are six lighted tennis courts at the Rio Verde Tennis Club which is staffed by a year-round tennis pro. The community's Oasis offers a large swimming pool with four 75 foot lap lanes, a Jacuzzi, a beautiful fitness center with state-of-the-art exercise equipment. The nearby parks abound with hiking trails. The Oasis also has a library, art & crafts room, pool table, ping pong table, multipurpose room and two large card rooms. Ice cream socials, Gammage Theatre events, pot-luck dinners, western dance classes, art classes and other special interest group activities are all available to residents. Of course, you can just sit back and watch the Golf Channel or ESPN on the cable system.
The Vista Verde course will eventually be private but for now it is open to public play. Rio Verde and Tonto Verde have four 18-hole courses between them, with reciprocal playing privileges. That reciprocity will likely continue with Vista Verde once it becomes private.
